Welcome to another podcast here at advanced commercial systems home with a roof marriage here at advanced commercial systems. There’s a few things that we think really stand out with us and one of those really is the detail and the attention that we give to commercial roofing repairs. So we’re going to pick up pick up right where we left off last week where we had been talking about basically our smart roof plan. I don’t know, a smart roof plan is a biannual checkup maintenance plan that involves a 30 point checklist. Now why did you pick 30 points? Well, we started going down the entire list, putting together the list of all the things that we wanted checked of all the things that are very important to make sure that are not allowing water in. Let me explain to you exactly what a leak is. It’s pretty, it’s pretty simple.

A leak or something. It’s causing water inside the building and you recognize it as the building owner is the property manager as the business that is working in the building. Um, or the maintenance guy that you know, works for the business that is in charge of all the, you know, the grounds you’re noticing water come in the building. So there’s always tons of leaks and a building, uh, many times that the water’s getting in the roofing system, water’s getting in the walls and you never see it inside the building and it never shows up anything on the ceiling grid here in commercial roofing broken Arrow, we see that a lot and I go throughout greater toll. Sas see that a lot as well. So what we have is a maintenance plan that we’ve put together that really tries to cover all of the, the leaking areas as the ones you see in the ones you don’t see.

So there are 30 main areas. They are offered the most amount of leaking or need the most amount of attention upon anyone given roofing system. And so, um, in those areas you might have, you know, you might have some, some routes that do not have some of these 30 points because these 30 points are covering, you know, the, the six major type of routes that we do or the eight or 10 different major types, you know, um, uh, metal roofing, we basically clumped all of metal roof and into one, although you don’t have the same type of seams and everything with raised panel roofing, um, it is going to work out the same because you still want to check the scenes. There still is a potential for seems to have problems. And so between ag panel, our panel and standing seam metal roof in which they’re five or six different types of standing seam in the middle of all of those, we want to just basically call metal roofing all together.

And so a large part of metal roofing is the metal roofing might not be leaking in the roofing. But is this a really a chance? It’s leaking where it comes to a wall and terminates or it comes to, uh, another roofing system and terminates or it comes to a pair of wall, you know, so that’s the challenge with metal roofing is it could definitely be leaking where’s coming to another area. And so once it began back to our 30 point system here in commercial roofing, broken air, we have designed this system to work for the majority of the roofs around here. So in commercial roofing broken Arrow in Tulsa, in Coweta, in sand springs, Glenpool Bixby of Waso. Um, you know, the whole local area here. Katusa Claremore we do roofs a Wagner. I know La, we’re doing some roofs now and I, Nola we had over to Oklahoma City and we do Edmund Yukon, Mustang, Midwest city, Oklahoma City.

Uh, there’s, there’s so many different roofing, uh, you know, roofs that we do in different areas of the city and of the state. So that’s one of the reasons why I specifically say we, we consider ourselves a northeast Arkansas. I mean northeast Oklahoma’s a number one roofing company that really takes care of it. Lots of repairs in every direction. And so here in commercial roofing, broken Arrow, we do the majority of our jobs in the local area because there’s obviously a higher population of commercial roofing here. So I’m going back to our 30 point checklist. We check seams of single ply membranes. And so that’s by probing those. But then every single area that a single applied terminates, you’ve got to check that as well. Every single penetration point, whether it be a pipe, whether it be a pitch pocket, uh, just what was it, two days ago?

Two one, two, yes. Two days ago we did a repair for a Tae Kwan Tae. Oh, I’m sorry, Wolf Pack Taekwondo, um, um, business here in town. Um, you know, in the middle of toll. So here, wolf pack taekwondo had a TPO system put on their building and the last, I think five or six years and the seams were tight and didn’t see any problem with that. The parapet walls, everything, there seemed to be a decent job as everything seemed to be terminated. Okay. But they have about seven or eight or eight h vac units up on the roof. Now My, my experience in commercial roofing broken Arrow is, um, you have a lot of leaking sometimes around those HPAC units. And so what we did was we, we found that, uh, walk through the building and we marked off of the dimensions, you know, the longitude and latitude of where every a leak was.

And so when we got up on the roof to begin to, uh, coordinate on the roof where those were, we found seven leaks there. Specifically, we’re at the pitch pockets of the roof systems, uh, of the HVHC units. Because, you know, pitch pocket, you put in a TPO system or single blast system, you put a pitch pocket in because it’s made of the same product, whether it’s PVC or whether it’s TPO. Um, so these pitch pockets, when we put those in, we have what’s called a pourable sealer. So that comes in, uh, a aluminum bag. So these pitch pockets, we, we put this pourable sealer and the wires or the HVHC tubing comes out of the roof. And this pitch pocket has a pourable sealer has a wall around it that holds that pourable sealer. Well, what happened with these specific seven out of the eight of these was a many times one, one portable silver pack and doesn’t completely fill up a pitch pocket because of how deep they are.

They could be, you know, was it like three inches deep or so? And so a lot of roofers, they skimp and they go the cheap route in Tulsa and in commercial roofing, broken Arrow, and they just put sand or dirt in the bottom of the pitch pocket for the bottom half. And then they put a pourable sealer container, you know, in the top half. Well, it was, seemed to be some pretty small portable Siller packs these guys were using when they put this roof in years ago. They did a great job on the roof, but the poor bill sealer really only came about three quarters of an answer, an inch deep. And so with just basic movement and basic contracting of the roof, it really didn’t get a good bind on the side. Uh, didn’t adhere strong to the sidewalls of the pitch pocket. So basically all seven, seven out of eight of these begin to allow water in.

And Dude, when water goes in those, it is a direct line straight into the building. There’s, there’s, there’s holes at the bottom of the uh, pitch pocket where the wires go through that or just, you know, one, two, three inch wide holes, but water’s just going to pour right through. So, so it had to soak through, you know, an inch and a half of sand and then it just went directly into the building. And so seven spots were leaking and we got up on the roof. We found all seven of them. We could do this for you in Tulsa. We could do this for you in Coweta. We could do this sheet for you in commercial roofing, broken arrow. It doesn’t matter where you are. We’ll find these leaks like this. And so we came with a product that has great adhesions, meaning it’s going to adhere, it’s going to stick to what we put it on.

It is, you get it on you, you can’t hardly get it off. Um, it’s not quite as strong as water block, but it’s really a great product. It is a silicone coating of fiber coating filler if I could say. So we use it for patches and different things. And so here in commercial roofing, broken Arrow, we use it every single day for, you know, a products that we use. Uh, they all will work with this, the silicone product, the saw this fibered coating. And so we filled in all seven of those, uh, and, and, and really made a good watertight. And then there were probably three or four h vac units that I saw were some cracks in the top of them where the airbox was connected to the, uh, to the actual HVHC unit, the condensing unit. And I came in and sealed those as well, just for a longterm seal.

So you know, this end. So, you know, we didn’t charge a lot of money for that job. Uh, we didn’t make a lot of money over that job, but it was a decent low job for us. And we appreciate those guys, trust in us with uh, with our experience and with our work. We really appreciate it. I’m trusting us and now we know that they’re going to turn out pretty happy. All the leaks have been taken care of. So, so hey, today was another podcast. We’re going to get more into repairs and the details of repairs because repairs really are a large part of our industry. It’s a larger part of that when most people would imagine, uh, we get so many calls every week for repairs and uh, we, we’ve 24 hours, we’re out there, we’re taking care of business, we’re making our clients happy and making the water go away.
