Well today we have another wonderful podcast with the Tulsa’s best commercial roofing company. Uh, here in commercial roofing broken Arrow, advanced commercial systems. We have been talking for two or three podcasts for two or three weeks now, uh, here with advanced commercial systems. Uh, we’ve been talking on our podcast and sharing about roof asset management is specifically that have commercial roof asset management. Now that’s a pretty word, that’s some fancy terminology you might not hear every day just in the normal community. Um, that has a lot to do with property management companies and then also building owners. So that’s why we’re so well known. And so, well, why, you know, in the commercial roofing industry is because we, we cater oftentimes to commercial, uh, commercial roofing property managers and you know, of the light with also right building owners as well. And so here at advanced commercial systems, it’s every day the terminology we use in working with property managers and building owners, uh, that causes us to stand out and causes a, what we do in the industry.
They’re really shine. Now we were going to pick back up today. We just covered our last podcast. We had just covered core samples and we were going to pick back up on that today. But I really wanted a change and go back over some things about TPO, single ply membranes and some of the characteristics of the single ply membrane or the thermo plastic of TPO and PVC. So our number one point I want to cover is that TPO and PVC, these single ply membrane cannot be welded to each other. They’re chemically unable to be melted and welded to each other. And so specifically if you are, if you have a PVC roof and we need to come in and do a repair, we’re going to need to get our hands on some PVC membrane to come in and do repairs or to come in and take care of whatever problem and is you have in any commercial roofing Broken Arrow.
And so that’s one aspect that we need to keep in mind. Um, and then another aspect that we need to keep in mind here, right? Commercial roofing broken Arrow, which we often cover it, but as it stands, well to be able to say today because we’re covering these two specific products is that when it comes to the animal fats that restaurants deal with, now you don’t know that animal fats are a problem with restaurants because you probably haven’t been on the roofs. Uh, if you’re an Hva Vac guy, if you’re a mechanical guy that gets on roofs of restaurants and you’re going to have seen it a hundred times and you’re going to know exactly what I’m talking about and exactly what I am talking specifically in the the cooking area, inside the restaurant, they have large fans that suck out the air, the hot air and the smoke and everything from the cooking.
Well when it does that, it’s also sucking out the grease and that’s, that’s beginning to turn into vapor and a lot of grease still in Greece form. It’s sucking that out of the cooking vast and it’s blowing it on to the roof. It’s got a very strong vit systems to the sub call that you know, that I guess cooking exhaust if we could say it that that way. And so here in commercial roofing broken Arrow, I see this all the time. I could name you 15 restaurants I’ve been on in the last three months, four months, that have, uh, just a lot of black, gooey, really gross looking animal fat that has been just spit out of event and just globs down on the roof. It’s quite disgusting now not trying to turn your stomach from restaurants because that’s only happening on the roof. But here’s the thing, these animal fats, they will break down chemically, chemically breakdown TPO.
So our thermo Polyolefin, our thermal plastics polyolefin membrane chemically cannot handle animal fats. Now I remember I was being told this when I first began TPO many years ago, first began to work with TPO and commercial roofing, broken Arrow, uh, you know, like a lot of other commercial roofing contractors, like an awful lot of other commercial roofing contracting or a commercial roofing companies. Um, I began to learn this, but had never seen it. I’ll never forget the first time I saw a TPO roof that was ts globbed and covered and just had splotchy black animal fat all over it. Um, the, the, the actual membrane was being eaten through now. He was a slow process. It might take a year, five years, and it’s a slow process but it, but you’re talking about you put a brand new 20 year roof down, a 25 year roof down and in five years you need to replace the whole area where the animal fats coming out.
That’s a huge problem. That really is a problem that needs to be addressed. And so here with advanced commercial systems, there’s things we can do that are very simple, very quick. We can do it in a day and one of which is we come in and we would get rid of all that animal fat as the first thing we do. We power wash that area down. And then after power Washington, we come in with a, with a priming agent for our silicone products and we prime the area to make sure we had good adhesion because it was a greasy substance. It was there before. So we prime it really well to make sure we have good adhesion. And then we come in with a silicone based product, which actually is redundant and, and, and blocks the animal fat. So we protect the TPO instead of coming in with another TPO agent or another type of product.
We want to get some silicone in there. It’s not the waterproofing. It is specifically in commercial roofing, broken Arrow to create a barrier, a protective barrier for the TPO membrane. And so this is easily done. It’s, it’s normally for your normal roof, you’re probably about 1200 to $1,500 for a normal size area that we need to do. Now the, I saw one the other day that I would probably be $2,200 to do because we would have to power wash about 20 squares was a lot of power washing. I don’t know that the price of that one could have gone way on up just because of the amount of animal fat coming out the cooker there was absolutely amazing. And so there’s a lot that needs to be done to a roof like that. Now that is the option versus replacing this whole entire area. So here’s your problem.
You have, you have a TPO roof that’s down. You can’t put PVC on top of it. I mean, there are things we can do but we don’t want to do. But you can’t technically, according to the National Roofing Contractors Association, there’s, they necessarily haven’t put together any system when I know some things we can do using termination bar, but we can’t specifically create a new membrane on top of that I’d TPLO because then suddenly the, the animal fat, uh, in commercial roofing broken Arrow, the animal fat, we’ll get right back on the new TPO layer. And then we began another problem again. And so, and you can’t weld PVC to it. So literally the, the, the, the how of the way to fix this is basically the code it to put a great silicone coating on there that is going to block those animal fats and keep those off the roof.
So here with the advanced commercial system, home of the roof in arts, this is the things that we have to do with every single day so that we are capable of handling all of your roofing problems and issues. If you have a restaurant, uh, that can have a problem, um, have us come out. There are ways, you know, now that the PVC roof and the TPO roof, they, they look almost identical.
And there are just a few ways that we can tell the differences. There are some things to look for. Sometimes there’s some labelings on some boot pipes, which honestly with you know, John Mansfield and Carlisle and some of the bigger names, uh, they will have maybe their name, like a Gif. And then also they can have um, the type of product, whether it be to have a PVC or a TPO on it. And so we might need to come out and just see what type of roof you have because I, I’ll tell you the, the building owner, this is going to shock you. The ability owner that has this one restaurant, they know Ruthie, they just hadn’t neglected to look at the roof and see what that animal fat is doing. And it’s taken a few years, but I mean it’s doing it, it really is breaking down, breaking down that TPO roof. And it won’t be long. They’re going to have some serious leaking all the way through just because that Ruth is not designed to be able to handle what’s going on there.
