Well, it’s another wonderful day here in advanced commercial systems is wonderful. Another day. Wonderful. Good day here in good old broken Arrow, Oklahoma. You know, I really love broken arrow. I love all the citizens here. I love the businesses, the restaurants, the town. I love Yale cleaners. I love Chili’s restaurant. I love Wendy’s. I really just enjoy the, the, the mall, uh, 71st street. A lot of people complain about the traffic. You know, the reason why it’s got so much traffic is because it’s got so many good things on it. You’ve got best buy, you’ve got Brahms. I mean, when’s the last time you went and got some good Brahms ice cream here in commercial roofing? Broken Arrow. So, you know, there’s a lot of complaints people always try to come up with, with things in life. But I’ll tell you what, I do love broken arrow. It’s a great city. And the last three or four years, I remember they were talking about that it’s the one of the most growing cities in the nation and one of the most safest cities in the nation. So I think that probably we’re still okay

So here at commercial roofing broken Arrow and advanced course or systems, I just want to say a big thank you to all the people that are continually checking in with us and asking us questions and really bringing a lot to, uh, our podcast, our podcasts. They are great. Not because of the information that we bring, not because of my ability to talk a whole lot, but our podcasts really are great because of the questions that we’re getting for people. You know, multiple questions every week. People texting in a, some people are texting and some people are calling in with questions. Uh, and then also just basically in the industry. Um, so like, so here’s a question. What, what do I need from you to get started? Uh, and, and begin to secure your services. Okay. So there’s a few things. Uh, first thing I would suggest if you’re a business in town, the first thing I would suggest that you get from us is called a w nine.

And you know, that’s, that’s a tax paperwork, identifying uh, the name of our company, our Ein number and also our address. And then it’d be a signature from yours truly myself. And so I would get a w nine from us and then I would also, uh, shoot us an email or give us the name of Your Business and give us your address and then asked for a Coi. Now that stands for a certificate of insurance. We do have general liability insurance and we do have workers compensation insurance. And so those two insurances I can create for with you from those a certificate of insurance, it’s made out from my insurance company showing that they’ve got my back with insurance and it’s made out to you and to your business. So I would highly suggest shooting that to us and asked for that Coi, especially for the general liability insurance.

That’s a big deal. But we do meet the full requirements here in the state of Oklahoma, have $1 million of general liability insurance and then we have a 2 million aggregate, meaning all of the incidents is a combined could be up to $2 million and then we have an upscale version of our truck insurance and our, our motorized vehicle insurance too because there’s a company kindercare here in commercial roofing broken Arrow and Tulsa and Yukon and Mustang and Edmund and all over the place. Midwest City del city, there’s a lot of KinderCare’s all over the area. We take care of all of their roofs. They were one of the largest customers that we have. They have over 1400 buildings and so we take care of all of their buildings and this area and with that they required of us to really have more of a beefed up, a really oversized type of insurance in many different areas with our vehicles and stuff.

So we have a beefed up our insurance as far as vehicles and it personal, a bodily injury, liabilities and things. Those are all probably more than what you had to see any other roofer in town have because it’s just what we have to do to take care of our largest client. So. So those are, those are some things I would ask from us. I would ask for a w nine here in commercial roofing broken Arrow and then I’d go ask for a certificate of insurance. And then basically you just hit your schedule button and have us come out and we come out and really somebody a multiple things we’re going to ask of you now. Now it’s time for us to ask some things of you. I want to know the age of the roof. I want to know the history of the roof. I want to know since you’ve had this building, have you done anything?

I’d like to do sometimes who’s done something to, cause you know we know a lot of the other roofers in town and we know, you know like so and so referred they could have done something two years ago. I can normally identify pretty quickly what was done two years ago. And so we try to find out what’s been done to it. How much has it been looked at, what kind of history of leaking. Now this is a question you don’t always hear. What kind of history of leaking has the roof had? Does it have some rains about one out of every six or 10 range that just leaks in a spot and only leaks in maybe once or twice a year. It’s only just every once in a while when the wind’s just right or that because those are leaks. Normally there are not a high priority emergency here in commercial roofing, broken air, we’re very used to the emergency leaks.

The ones we’ve got to take care of immediately because they just call such problems for businesses that are trying to keep the doors open, try to keep all their seats field with our business people. You’ll keep the seats field, keep the computers on, keep the business rolling, especially warehouses getting flooded with water. I’ve seen it all and so we’re going to begin to ask you questions like what’s the age of the roof? What kind of, do you know what kind of roof system, because I want to locate really where you are and your knowledge of the roof. Because when we go up there, we’re going to begin to gather a lot of data, a lot of information. We’re going to be able to bring it back down to you and then that just kind of lets us know exactly how much data and how much information we need to be bring.

We need to bring back to you to really share with you, you know, your current condition of the roof. How much more life to you think before I ever climb up there. How much more life do you think there’s going to be in the roof system up there? You know, you can talk to a lot of commercial roofing contractors, you can talk to a lot of commercial roofing companies and I’ll tell you it’s hard sometimes to really get them to ask the level of questions and really dig in to see, uh, the amount of data that we’re going to bring to you. So I think you’ll be pretty impressed with our 20 hour free roof evaluation. How, let me just share with you, there’s been some questions about this in the past. Our 24 hour roof evaluation where we give uh, an initial video with a GoPro where we go through and do pictures of problematic areas.

Anything that needs some kind of touch up or tune up. Very minimal stuff as far as the screws and coping captain need to be sealed seams and go big gap needs to be feel just small pawning errors, small cracks around penetration fives, um, maybe even HVHC units where the uh, the condenser is, might be slightly separating from other areas. All of these things we’re going to put in a report for you. So how much is this, Oh, 24 hour free, no brighter evaluation. How much is that really similar to our smart roof plan because if you remember our smart roof plan is actually where we come out twice a year cause it’s a biannual come out twice a year and we do this exact same thing. And so to answer your question, they are very, very similar. Now keep in mind the smart roof plan is a maintenance plan.

So it is not just an information plan of where we want to give you or what the current condition and what we need to do to make it waterproof. The smart roof plan is looking for the next three years, the next five years, the next 10 years are smart. Roof plan is a biannual checkup. Then is predicting the future and trying to steer your roof in the direction that you want it to go. So do you say to me, Hey, I know my roof’s 15 years old, it’s a mod bit, it’s supposed to last 15 years, how much life is in? And I go up there and I think it’s got about eight, eight or nine more years in it so that you turned out pretty good. I’d share that with you. And then you say, well what can we do? I put together an eight year roof plan, a smart roof plan where I check on it twice a year.

And when I do that, I’m going to bring to you minimal things to do every twice a year. It might be $1,000, it might be $200 it might be nothing at all. And seeing sometimes how it’s every six months, you probably not gonna be very, probably after the one or the first one or two visits where we come out and put together some small plans where you, it probably would not be much to do for the next few years because our plan is to create the I roof system and can evolve it into a long term system where it lives beyond its original expected lifespan. That’s the plan. That’s why we call a smart roof plan because we are getting you smarter where you can make the wisest decisions to get the most out of your roof. Now I’ll tell you, I went and looked at a chick fil a.

I did a chick filet, uh, the one on 71st with a Dura last roof years ago. And I basically, I think I took them a $3,600. They had a mod bit on there. There wasn’t that much wrong with the roof. He really, it was in pretty good shape and I just took them a plan to, hey, we can, uh, we can put on a 30, 30, $600 of repairs in some areas here and this roof is going to last another eight to 10 years. It’s come on, it’s got a lot more life in that we will make the leaks go away. It won’t be an issue. And they were not interested. They wanted to go off and put a of 35, $40,000 roof on it and that’s, that’s perfectly fine. It’s their money. They had the money to do it now. I honored that and we put a new roof on there but there wasn’t any use for it at the time.

So they didn’t want to get the most out of their roof that they had. Now this is what we did though. We put a TPO, uh, with the Duro last, which is a PVC. Oh, single ply. And we put that on top of the mob is that they that they had there, but we didn’t tear off the whole roof. Now that was a big deal. So you’re not just completely getting rid of the roof you have. We’re putting down a roof recover on top of the good roof that they had. So it was still a pretty good decision to create a longevity of the life of the roof that they have.
