Here at advanced commercial systems. We are here again together doing another podcast. We have done well over 100 podcast in the last 100 weeks. Every week we get a podcast done. And when we do that, we put that online and we uh, we make that available for people to, uh, you know, to see the information that we discussed and see the information that we are a learning and talking about continually. And the topic is almost always commercial roofing here at advanced commercial systems in commercial roofing broken arrow. We are a commercial roofing company that specializes in basically any type of repair in any type of roof replacement. That’s possible. Uh, we, we, they are like, have you ever heard a derby gum? There are derby gum roofs, uh, in the Greater Tulsa area. I have actually done some repairs on one derby gum is a roof system that is a very longterm roof system.

It’s a 30 year roof system or higher and it is from, uh, I think it’s from Sweden or Finland. I’d have to go back and research to see, but it is from or Norway or the Netherlands, somewhere over there. But, uh, derby gum is a great product. Um, it is pretty complex, pretty complicated to install and it is a really great waterproofing system. And there’s a, what is it, six story building that I’ve been working on a for the last three to four years in Tulsa. Um, and, and don’t own that own, that roof is a derby gun product. And so we’ve had to study and learn about that roof so that that would be the one roof system in, in Tulsa. And in commercial roofing broken Arrow that I did, I was introduced to from the Getgo and had no idea what I was looking at.

So I had to research it. And so that’s what we love about this industry. There are times we run into things that we’ve never heard of. There are times we run into things that we haven’t had much experience in and we love to study and learn to learn about those products and see really what they’re about so that we can repair them. So that we can replace them so that we can also have a maintenance plan that we can put together for those products. See, every time you have a system like derby gum or something else that you have to really find out chemically what that system is about, what it’s made from and what it’s about so that we can then choose the best products that chemically can work with the derby gum or whatever other system you have. So, um, so we’re always continually studying and, uh, with the, the coating products, especially restoration products, codings and patching products to see what I’d, heres what, uh, has stretchability what really is the best product, not just to stop the leak, but probably a 10 to 15 year patch is really what we’re trying to achieve when we do that, what we do.

And so like if you have a modified bitumen roof when you come in and you have a ponding area, which is very common and very common that we’ll come in and we’ll use a coding and we’ll use cloth and we’ll take care of that pawning area, um, with a coating product. Um, preferably if silicone coating product for me is what I prefer in commercial roofing broken arrow. And so when we, when we use a coating product and we work, uh, you know, that pond scenario over and we really make it watertight. Again, our objective is for that ponding spot that that area would just repaired to last longer than the normal non ponding modified bitumen membrane around it. So with that in case, uh, with that in mind, um, let’s move on to um, different types of, of preventive maintenance items that we can do.

We have a really long list of 30 point checklist that we go through and without 32 point checklist. It is part of our smart roof plan here. A lot of roofing contractors, a lot of roofing companies, uh, they probably have like a 10 or 12 or maybe even a 15 point, uh, check plan. Um, you know, for their, for their smart roof plan or whatever they do, we have a smart roof plan. Um, so that being the case, we have 30 things that we go through and we check and with those 30 things we check off on every one of those. And, and the one of those, the ones of those that need to be worked on or taken care of, we take pictures of those and we present those to you. And I’ll tell you the coping cabs that are getting rusty, I don’t have too much of a major, major problem.

If I see some restaurant, a coping cap, um, we can come in with a primer and we can come in and, you know, begin to slow down that restroom process by getting, getting the moisture off of it. But the, what I really have a problem with, or the amount of seams of coping caps that are not sealed well, and they, they were sealed with a, a caulk 10 years ago, 15 years ago, that has not held. It did not hold, um, for the movement of the metal. You know, every time you have a hot and cold temperatures, your metal contraction retraction, it moves. And so that’s one of the big problems. Why were we see a metal roofs like our panel continually having a or ag panel continually having leaking problems around the screws is because those screws, um, they really pulled on by two sheets of metal that they’re connecting and that metal begins to move and it begins to work on that screw.

And it can literally move enough with the contracting and retracting even in commercial roofing, broken Arrow, it can even move enough to cause that a screw to backup. So, and let me tell you, it, never, ever, ever, you know, you might have an old barn, you might have an old, uh, you know, somewhere that you’d want to put some, a metal roof on and you could just use some nails. Please never use nails installing a metal roof. Those things will be pulled out just in a short period of time. With the contracting that we deal with, with, uh, the panels for metal roofing, you’d definitely want to use some screws. And so, and you definitely made sure that your screws are, you know, a corrugated metal. You want to make sure they’re, they’re the right type of metal. They’re stainless steel and tried to get a rushed type that won’t rush.

You want to make sure that there are penetrating deep enough into the decking or the substrate that you’re hitting. So you want to make sure that they are penetrating well enough into that. If they’re screwing in, the metal will will. Good. That’s perfect. Um, so what we do with, um, with our maintenance plan, uh, which a lot of roofing contractors, roofing companies, um, they do not address the same way as our 30 point checklist that we come through. And we check 30 different things. So you can have COPD and cap screws. Are they good coping cap seems is a completely different one. Um, the parapet wall termination bar, um, how well is that? Uh, because that is something I’ve just in the last six months, I’ve probably six or seven times have to do repairs on buildings where the termination Barona coping cap, um, or just below the coping cap.

You know, on a pair of parapet wall where a TPO would come up, you know, a foot and a half and terminate. That termination bar would be used with a water block or be used with some, some type of cop, which probably isn’t the right con. And I’ll tell you, they get chalky, they get hard and there’s a little bit of movement in that, in that membrane. And suddenly you have a hole opened up and you really need to make sure that the termination bar really seats when you, when you screw it in it really seats or maybe we can say sets, well it’s seats strong against the parapet wall pulling that, that um, that membrane in tight to where you’re squeezing out the water block behind it. So these are just some of the things that we look at. And on our 30 point checklist, we look at the seams, we look at old patches, we actually have a, one of our 30 point checklist is old patches because many, many routes we get on and have been patched in the past.

And you know, it just might be where they came into the course, apple and Dah, Dah, Dah, Dah, you know, a whole, there’s two inches wide or they might’ve done something else. And they come in with some, some, uh, plastic cement, some tar based plastic cement product in commercial roofing, broken arrow. That doesn’t work. Oh, after, you know, eight to 10 years or even less, that stuff dries up. The UV rays begins to destroy it in Tulsa, Coweta sans brains. It doesn’t matter where you are, you can even be in commercial roofing, broken arrow. It’s going to dry up and it’s going to begin to cause problems. Um, just because it’s, you know, it’s not made for a longterm product. I have completely stopped buying plastic cement, which, you know, plastic Samin and rag. It was back in the day. That was how you fixed everything.

Um, but so many times I’ve seen it used, it just doesn’t last really long and it cracks and it’s not elastic. It’s not stretchable. Um, so it’s really not that great of a product, um, in commercial roofing, broken arrow. So, so, hey, once again, we’ve had a good podcast today.
