Welcome to the advanced course or systems and our podcast that we do weekly here for commercial roofing and eastern Oklahoma. It’s a pleasure to be with you. Again, I’m Marty Grisham, the host of our podcast this week. If you’re interested in commercial roofing, you come to the right place. This is where we talk about it. We learned about it. We use science and basic theory of physics and learning how a commercial roofing, uh, truly creates a water tight membrane on commercial roofs. Yeah, I’ve recently, it wasn’t last year we did a roof that was, uh, over 200 squares. Um, that’s a lot of square footage ripe and in that 200 squares we created a watertight membrane that can hold a water continual torrential rain of Oklahoma and not be an issue at all. We’ve not had a leak in over a year of finishing the roof. We’ve never had a complaint or an issue and that’s just bringing a lot of expertise, a lot of skill, tons of experience, great contractors that we work with and we use that take care of our projects for us. Uh, we micromanage every, every part of the process. But it’s one thing to put a good roof phone. It’s another thing to find out when you need a roof, you find out why you need a roof. And here in commercial roofing broken Arrow, you know, we have the roof nerves that are here to assist you.

Our roof nerds are highly trained and skilled to assist you in every part of leak detection, a disaster control now. But the one part that we’re bringing more and more up on the scene is Ariel thermal inspections. Now if you can understand that’s aerial photography mixed with thermal imaging. Uh, so we have a thermal imaging, uh, the capability of that with advanced commercial systems. Our roof nerves have come to the level of being able to provide thermal inspections for commercial roofs. Now, there are many different versions of how thermal imaging helps us in leak detection. But basically one of the main reasons on single pliers, mob bits, you know, EPBM stuff like that. Uh, the thermal imaging in commercial roofing broken Arrow really comes into play when we have a leak under a roof membrane and the sun is beating down on that roof. When the sun goes over the horizon or over the edge of the,

yeah,

when that sun goes away.

Okay.

Um, the upper roof membrane or roofing crushed immediately begins to drop in temperature immediately begins to drop. Did you? After another digit after digit. And when that happens in commercial roofing broken Arrow, we find that the areas where there’s water under that upper membrane, it stays warmer. It takes more time for that water to lose heat. Then it does the outer shell that doesn’t have water under it. So with our thermal imaging, um, right at dark and sometimes right before dark, but normally right before dark, 15 minutes up into 45 minutes after dark. We have about an hour span of time there that we can do thermal imaging for your commercial building. So if you’re a building owner or property manager, if you’re a commercial realtor, it doesn’t matter what you do, doesn’t matter what profession you are. W our roof nerves will bring thermal imaging inspections, um, to your building.

And with the roof systems in place, uh, we will be able to find exactly where your roof, where the roof water is under the membrane. Now, you’d be surprised, you know, many times there’s much more water under the membrane then what you would ever guess it. There might be 400 square feet of water under a membrane, but only one leaking spot where that water’s coming through in the interior ceiling tile or the ceiling grid. And so it’s a pleasure once again for this podcast. As you can tell today we have a specific topic. We are talking about Ariel thermal inspections. We mixing aerial photography of drones. We’re mixing that with thermal inspections or thermal imaging inspections for commercial flat roofs.

Uh, obviously the ones that do have a leak, if it doesn’t have a leak, then it’s not really an issue. Right? There’s really not that much to find out because there needs to be a difference in the temperature for the area that we’re looking. Um, so once again, we’ll let you know. Keep yourself dry. And that’s really just a model of what we’re always continuing to strive to do with all of our clients. We endeavored to help them stay dry, um, during torrential rains during storm season. During just your everyday rain, even doing the morning times, we’ve had leaking just from do build up, getting an a ponding area. And so we are experts at finding these lakes and that’s what we’re talking today. At cox.net so let’s get back to the broadcast. So what we’re talking about here is aerial thermal inspections. And so we do have a Gopro Karma drone that we use here with a batch commercial systems. And within that drone we have the capability of Ariel thermal inspections.

Now the thermal side of that, um, there are multiple types of thermal imaging, um, and that we can incorporate and, and the differences in the thermal reactivity is in the temperature, heat and rise sequence that thermal cameras use. And so what we do is we normally have it set on a standard setting in commercial roof, in broken Arrow so that we can show, um, the minor differences. So me, let’s just say on the thermal camera, I was using it at my home the other day. I was trying to see areas where cold air could become an an or there could be more installation added in the walls and I was seeing a difference in a half of a temperature, half of a degree. I will see in differences in a two and three degree difference in a five and 10 degree difference. So when you have the capability of toning the frequency of the thermo reacting down such a to such a fine line, you can really see the difference in just a roof with a patch under it where there’s warmer water, warmer, uh, membrane because water’s still there is procedure pretty easy to find out.

Now, I have been in a commercial real estate, not only just commercial roofing, but also as a commercial realtor, uh, for many years. And in doing so in the Greater Tulsa area with a Greater Tulsa Association of realtors and the Oklahoma Real Estate Association. Um, what I found over the years, and you’ve probably seen it more and more that realtors, especially a lot of residential realtors are using in commercial roof, in broken Arrow, they’re using drone footage of video and aerial shots more and more in their marketing and their advertising. Especially when you get over the 600 or $800,000 home, it’s pretty frequent to be able to find drone footage, um, you know, in the tea, the homes here in the Greater Tulsa area. So in commercial roofing with what we do as we also bring in that same type of drone footage if needed, um, for just basic, um, for just basic general envelope, uh, canvassing.

And what I mean by that is the building you’re building envelope needs to be watertight. It needs to have the capability of keeping water out and keeping dry in. And so as we fly around even a tall building or areas that are hard to get to, we can get some very good, uh, four k footage, photos and video of the current con, you know, the current envelope of your building. And so if you’re a building manager, this is a great way to let your building owners know that we’re giving the highest level of excellence for you with advanced commercial systems here, our roof nerds, they’re professionals. We do have a license in drone flying and we also have thermal imaging, which, uh, really brings our inspections to a whole nother level. What was it, two weeks ago? Two and half weeks ago, uh, I met one of our property managers, uh, one of their staff was at a building.

They were trying to figure out why these pipes in the attic seal Assouline area of a, a flat roof. It was a metal roof. Why the pipes kept freezing every winter. And so I brought my thermal imaging camera. I shot from below, I was probably 10, 12 feet below the roof deck and I could see immediately that the roof deck was extremely cold. Now they were wanting me to try to find the one spot where I could put installation. And I, when I showed them the thermal imaging camera that the entire bottom of the roof deck was, was blue, meaning very cold. Um, I said, there is nothing to do here except for add installation everywhere. Um, now they could do that by adding insulation, underside decking or in the roofing industry where we, we, it’s called roofing above roofing. I mean I show above or insulation above.

Um, and that our value above can be added, but it would have to be a completely new reroof system added on or a reroof system in which we would add a layer to a currently are that’s already there. But in doing so we would, I add the, the r value of the ISO board on top, which would be a really good job. It would be great for that specific roof. They’re currently right now just not at a place where they can do that in their budget. A in commercial roof, in broken arrow.
