Thanks for joining another podcast today with advanced commercial system. But we’re going to pick up, uh, on this podcast where we were turning to finish up last week. And I tell you week by week we have so much to talk about. And so much to share about commercial roofing is challenging in Commercial Roofing Tulsa. So to kind of get it all in our and our podcast, our podcasts are oftentimes between 10 and 12 minutes. And you know, sometimes they’re recorded live, sometimes they’re recorded in our office, in our setting, sometimes they’re recorded on loan site location. And so with that all being the case, uh, at least we’ll make sure that we do not just lose and you lose ourself in the middle of a topic that we keep things moving forward. And so we were talking about wintertime roofing. We, we were talking about, um, what causes roofs to leak.

We’re dealing through some of the frequently asked questions, frequently asked questions that we have. And then one of the things here in Commercial Roofing Tulsa, so that we were talking about, the last thing is how do I manage, you know, when, when when you’re in wintertime and you’re having a leaking roofs, what do we do about those? What’s, what’s the solutions for those? And so with advanced commercial systems, we appreciate, uh, so many people that reach out to us with questions. So let’s jump right back in real quick and start answering some of the questions again. Um, that we’re, we’re getting. And so we’re going to pick up there with a wintertime roofs, no, I’m sorry, she arb repair or replace or should I go allow restoration processes. And so one of the things that you always have to make sure you’re doing when you’re working with people is making sure that they understand what restoration is.

Because many times that’s then, you know, you can understand repair a roof, you can understand replace a roof, but you might not have any experience in what restoration means. So restoration of a roof is when we come in and we basically, instead of doing any taken off of any roof layers and no putting on of any roof layers were actually just putting on a coating on the entire roof system. Creating once again, oh our number one desired effect of a water tight membrane. We’re creating a liquid cooled, we’re creating a role on spray on a membrane which will be rolled on, are sprayed on liquid that would dry. Almost like new painting. A wall is very similar to what we do and it almost could look very similar to pain as well we rolling on. But it is much better than paying. It is a higher quality of what it does.

It, it can handle the sun, they can handle the UV and inner here in Commercial Roofing Tulsa so it can sit there and ponding water. At least the products that we’re using, uh, were used both mostly a silicone based products. It can sit there and ponding water for a very long period of time. And so when it comes to leaking roofs in the wintertime, when it comes to leaking roofs, you know, we can go any direction, repair, replace or restore. And so that’s what the restoration really comes to mean is your, we’re endeavoring to restore the water, uh, capabilities of, of shedding water and really restore life to the roof. So you might have no life left, maybe three or four years of life left. And we’ll come in and we’ll, we’ll add that and get that back up to 10 years of life. We’re 13 years of life because of the, the restoration processes that we’re doing.

You know, they’re in commercial roofing, Tulsa. And so, you know, we’re now in the springtime here in, in a broken air on tolls of the Greater Tulsa area. And so with springtime, you know, comes a wind and that’s one of the things we deal with. I know in the last two weeks we’ve had a lot of wind and it’s actually caused me to not get some things done. I want it to get done on the days, I plan to get them done because we were have some 20, 25 mile an hour gust and I, I’m just not going to get on roofs when there’s 15 to 20 mile an hour or 25 mile an hour winds and gusts. It’s just not smart and it is a constant beating on you. And so unless it’s an emergency, I will hold off into a time where the wind slows down.

We just went through, I’m not this last week, but the week where there was a lot of land and it caused me to not get some things done, uh, on the days that I plan. So I came in this last week and got them finished up and everything’s good and we didn’t even get any rain. So everything is good. Should you repair or replace your commercial roof? I hear that all the time. That’s the big question. Uh, when it comes to repairing and it comes to replacing, there’s so many different factors involved, one of which is your budget, you know, here in Commercial Roofing Tulsa. So, you know, uh, just like most, every other place in the, in the world come roofing isn’t free. And so when it comes to a really good TPO system, you’re might be $325 a square. Uh, so if you have a hundred square roof, you’re $35,000. And so, and a hundred square roofs, not that big, it’s pretty easy to have a hundred square roof.

And I know guys who’ve got 10,000 square roofs, you know, 1000 square roofs. And so 1000 square roof at that pricing you’re, you’re looking at probably around 320,000, $330,000. And it’d be great to have that happen with an insurance company who’s going to fork over some money. But that’s very seldom what takes place unless we come out and find the things like wind and hail damage that’s needed for that roof. And that does happen. We just recently had one of those just a few months ago in broken arrow. We got fully replaced because of hail damage to the roof. And so, um, when it comes to considering a commercial roof restoration, we’ve covered the good, bad and ugly that to some extent. And so when it comes to repairing the roof, uh, we want to talk right now about replacing roof replacement here in commercial roofing. Tulsa. You know, there are nine things that a lot of contractors do not consider that kind of need to be considered.

And so I just want to go through those when it comes time to having your roof work done. Um, and one of them that stands out that I uh, can honestly say you don’t hear the word very often, but it’s called compliance and compliance is basically the standards in the industry that a roof should be held to. You know, some could say the, the requirements or have some would say that just the basic national or statewide roofing guidelines. And so there’s certifications that are required. There is roofing systems many times that a required, there is code with the, uh, 2015 international building code. And so I believe 2015 was the last with the major publish was being made us study that quite a bit for some testing that we did a while back. And so the hearing commercial roofing Tulsa, the international building code was a big part.

Like how many layers can you have on a roof? Well that’s, that’s a monitored by the international building code. And then that’s many times that a number, that system is overlayed over into the local government. And that’s what we’ve had here in most of northeast Oklahoma. I’m not every city though, you go to the smaller cities, you go to Wagner, you go to a Waso Jinx. They might have, or even Coweta or sand springs or Sapulpa, they might have incorporated for their town, uh, different rules than what the international building code is. And it’s perfectly fine that they did that. The international building code wasn’t trying to be the Lord of overall and make everyone do exactly what they say they were giving specifics, guidelines. They were giving the direction that you want to go for what a roof needs so they can have a induced jobs that can have the best productivity for you.

And so when it comes to commercial roofing, Tulsa, Tulsa for the most part, follows much of the international building code. Now, one of the things I’ve fallen, I’ve had happened with broken arrow. I’ve had some pretty in depth discussions with the city inspectors of broken Arrow because I’ve done a few commercial and residential roofing, a big, big shingle jobs. And uh, they did not. They do, they, they did not require ice and water shield in the valleys. It’s not a code requirement. And I think that’s just completely ignorant. I think they should require it, but they do not required, they say, Hey, we’ve suggested, but it’s not a requirement. And really ice and water shield, it’s a roll of, it’s like 40 bucks. It’s so easy to install. Your roofers already gone to plan on a star. I was stolen it when they show up to do a steep slope roofing anyway.

So with commercial roofing, Tulsa, uh, why in the world would, would broken Arrow not put that in the valleys. They would create, it would solve so many creative issues, so many problems of a shingles and valleys not being done well. And that is such a superb product that you can put that, put that uh, ice and water shield on a roofing system and not putting shingles on it and they can sit there and be water dry it easily for months and months and months. It is literally the base that we use when we work with a lot of, uh, you know, back porches and things along that line. And so here with advanced commercial systems, we’re going to bring you the best product that we can. Uh, but we’re going to make sure that we’re falling into compliance that’s needed. So, so compliance is basically, you know, your local government, your state government, your federal government, they’re going to have requirements, they’re going to have guidelines in the Commercial Roofing Tulsa industry, and we’re going to know what those are and we’re going to make sure that they are adhered to your project because your project requires these.

There might be certifications that’s required in Commercial Roofing Tulsa that we’re going to make sure what those certifications are in place. And so let’s say that you’re asking for an MDL and no, no dollar limit warranty or really just any type of long term manufacturer’s warranty.
